This 405-unit multifamily project is a major new development located at East Colfax Avenue and Peoria Street in Aurora, Colorado. Designed as a transit-oriented community, it offers a walkable, amenity-rich environment directly across from the Fitzsimons Innovation Community. The project includes a mix of market-rate and affordable units and is being built to meet National Green Building Standards. Positioned within a federally designated Opportunity Zone, the development supports both housing accessibility and long-term urban revitalization efforts in one of Aurora’s fastest-growing corridors.
The design and implementation of the vapor mitigation system for the multifamily project involved close collaboration among architects, engineers, and construction teams to ensure seamless integration and effective performance. Early in the process, the design team—including mechanical, civil, structural, and geotechnical engineers—worked alongside the architect to align on critical details such as slab construction, utility penetrations, and drainage, which could impact the continuity of the vapor barrier and venting pathways. Architectural input ensured that system components like vent risers and access points were incorporated without compromising building aesthetics or function.
During construction, rigorous inspections and quality assurance protocols were followed to verify proper installation. Before concrete placement, third-party inspectors confirmed the integrity of the sub-slab vapor barrier, checking for continuity and proper sealing using methods such as smoke or electrical resistivity testing. Venting systems—both passive and active—were also thoroughly inspected, including pressure field testing for active depressurization where applicable. Close coordination with trades helped prevent damage to the vapor barrier during installation of reinforcing steel, utilities, and other components. Comprehensive documentation, including photographs and test results, was compiled to support final system commissioning.
By embedding the vapor mitigation system into a coordinated design and construction process with diligent inspection, the project ensured compliance with regulatory standards, protected occupant health, and minimized the risk of costly field modifications—ultimately delivering a durable, high-performance solution for long-term vapor control.
